Crown rebuilds and spark arresters
A cracked mortar wash replaced with a formed, overhanging crown that sheds water off the brick, and a cap with spark-arrester mesh — the topper Santee Fire’s own safety tips recommend.

Most Santee chimneys went up with the 1970s tracts. We repair crowns, flashing and mortar, rebuild cracked chimneys to today’s seismic code, and build new outdoor fireplaces and fire pits — wood or gas, wherever your lot allows it. Licensed C-29 mason; free inspection visit.

Santee hearths by the numbers
53.5% of Santee’s homes were built before 1980, and the median one in 1979. If yours is one of them and has a brick or block chimney, that chimney is now forty to fifty-plus years old, and old chimneys fail in predictable places: a cracked crown lets water into the flue, flashing pulls away from the roof, and mortar erodes above the roofline where the weather hits hardest. Earthquakes find the same weak points — FEMA’s teams counted more than 100 damaged brick chimneys after the 2014 South Napa quake alone, and noted that even chimneys built to modern standards can crack.
New fire features are a different question in Santee, and partly a neighbourhood one. San Diego’s air district does not ban burning in home fireplaces, but the planned Fanita Ranch community does: its development plan prohibits wood-burning stoves, fire pits and fireplaces in all residential areas and allows just six natural-gas fire features in community spaces. Elsewhere in the city, wood or gas is your call — within the fire department’s safety rules.

Repairs to the masonry you have, and new fireplaces and fire pits built from scratch. The full build detail is on our county-wide chimney repair and fireplace pages.
Crowns & caps

Mortar & brick
Eroded joints raked out and repointed in a matched mortar, spalled bricks cut out and replaced, so water stops getting into the core of the chimney.
Roof line
Step and counter-flashing cut into the masonry and sealed, coordinated with your roofer on a re-roof — the most common source of a “chimney leak.”
Seismic
Loose or cracked chimneys above the roof taken down and rebuilt with vertical steel, ties and straps to the framing, or rebuilt lightweight with a listed metal flue where that’s the safer choice.

Inside
Firebrick and hearths repaired, hearth extensions brought up to size, and dated brick refaced in stacked stone without touching the firebox.

Outdoor
Block-core outdoor fireplaces and built-in fire pits in stone or block, wood or gas — gas only on Fanita Ranch lots, where wood-burning is prohibited in residential areas.
San Diego County is high seismic country, and the California Residential Code treats masonry chimneys there accordingly: four No. 4 vertical bars for a chimney up to 40 inches wide, horizontal ties at least every 18 inches, and steel straps anchoring it to the framing at each floor, ceiling or roof line more than 6 feet above grade. When we open up an older chimney, we check for that steel rather than assume it’s there.
FEMA’s advisory after the Napa earthquake goes further: a damaged chimney rebuilt to its pre-quake condition “will remain vulnerable,” and it recommends a lightweight rebuild or a metal flue above the firebox. We’ll give you both options, priced, when a chimney is cracked above the roof.
Fireplaces, chimneys and masonry fire features aren’t on Santee’s list of work that’s exempt from a building permit, so a new fireplace or a structural chimney rebuild goes through the Building Division’s online portal and gets inspected. Smaller repairs — a new cap, repointing — may not need one; we confirm with the City for your job before we quote.
Fire risk is the other half. Parts of Santee are mapped Very High Fire Hazard Severity Zones, where new buildings need 100 feet of defensible space and ignition-resistant construction. Santee Fire’s household guidance is plain: clean the chimney at least once a year, top it with a spark arrester, use a screen, keep combustibles 36 inches back, and put cooled ashes in a covered metal container.
Three ways to fix a tired Santee chimney, from cheapest to most thorough. The inspection tells you which one the stack needs.
| Repair (crown, flashing, repointing) | Masonry rebuild above the roof | Lightweight rebuild / metal flue | |
|---|---|---|---|
| When it fits | Sound stack, water getting in | Loose or cracked brick above the roof | Earthquake damage or a weak stack |
| What changes | Water-shedding surfaces and joints | New reinforced masonry with ties and straps | Listed metal flue, framed chase with a masonry look |
| Seismic result | Unchanged | Meets CRC R1001.3–R1001.4 | Much less weight to fall — FEMA’s recommendation |
| Permit in Santee | Often none — confirmed per job | Building permit | Building permit |
| Typical cost (Fixr) | $250–$1,200 avg. repair; crown $750–$3,000 | $500–$4,000 partial/full rebuild | Flue liner $1,200–$4,600 plus chase |

Roof, crown, flashing, flue and firebox looked at up close. CSIA recommends a Level II inspection after an earthquake or when a home changes hands.
Repair, masonry rebuild or lightweight rebuild — each priced, with the permit each needs.
Rebuilds and new fireplaces submitted through Santee’s portal; Fanita Ranch lots designed for gas.
Roof and interior protected, loose masonry taken down by hand to sound brick.
Steel, ties and straps placed, masonry laid and grouted, crown formed and the cap and spark arrester set.
Inspection sign-off, then a walk-through: yearly cleaning, screen in place and 36 inches clear around the hearth.

Call (619) 581-2492A structural rebuild or a new fireplace, yes — they aren’t on Santee’s list of permit-exempt work, so they go through the Building Division portal. Smaller repairs such as a new cap or repointing may not need one; we confirm with the City before quoting.
No. The Fanita Ranch development plan prohibits wood-burning stoves, fire pits and fireplaces in all residential areas and allows six natural-gas fire features in community spaces. A gas fire pit or fireplace is the option there.
San Diego’s air district does not ban burning in home fireplaces. Santee Fire asks that you clean the chimney at least once a year, use a spark arrester and a screen, and keep combustibles 36 inches from the fireplace.
FEMA advises against it: a chimney rebuilt to its old condition “will remain vulnerable.” The safer routes are a reinforced, anchored masonry rebuild to CRC R1001 or a lightweight rebuild with a metal flue. We price both.
Usually the crown or the flashing. A cracked mortar crown lets water straight into the flue and brick, and flashing that’s pulled away from the masonry lets it in at the roof. Both are repairable without rebuilding the stack.
Our 2026 ranges run from $150–$500 for a cap to $1,200–$2,500 for a new crown and $4,000–$8,000+ for a full rebuild from the roofline. You get an itemised written price after a free inspection.
