Jamul hearths by the numbers

Forty-Year-Old Chimneys in Wildfire Country

The median Jamul home was built in 1985, and the 1980s were the community’s biggest building decade, with 504 of its 2,153 homes. That puts a lot of masonry chimneys at about forty years old — crowns cracked, mortar washed out at the top courses, flashing tired — on houses along a corridor where the 2003 Otay Fire burned 46,291 acres and the 2007 Harris Fire 90,440.

In that setting the details at the top of the chimney matter more than anywhere in town. California’s code requires every solid-fuel chimney to carry a spark arrester whose openings stop anything over ½ inch, and to end at least 3 feet above the roof and 2 feet above anything within 10 feet. Outdoors, fire pits and outdoor fireplaces are sited to your fire district’s setbacks — not the other way round.

Zone 0 rules were adopted 19 August 2026 and awaiting state approval when checked. We confirm setbacks with your fire authority — County Fire (CAL FIRE) or San Miguel Fire & Rescue.

Chimney and Fireplace Work in Jamul

Repairs to the chimney you have, and new fireplaces and fire features built from the footing up. County-wide detail is on our chimney repair and fireplace pages.

Repair

Crowns, caps and spark arresters

A cracked mortar wash lets water into the top courses every winter. We form and pour a proper crown with an overhang and drip edge, and fit a listed cap with a code spark arrester — the single most important fitting on a wood-burning chimney in fire country.

Repair

Repointing and brick replacement

Washed-out joints and spalled brick at the roofline cut out and relaid in matching mortar, with flashing reset where the chimney meets the roof.

Seismic

Rebuilds to current seismic rules

When the top of a chimney is loose, we take it down to sound masonry and rebuild with four No. 4 vertical bars, ¼-inch ties every 18 inches and anchor straps to the framing, as the code requires in high seismic design categories.

Refacing

Fireplace refacing and hearths

1980s brick or tile fireplaces refaced in stacked stone or fresh brick, and hearths rebuilt or extended to code.

New builds

New indoor masonry fireplaces

Site-built fireboxes on a 12-inch footing, firebrick-lined, with the hearth, smoke chamber and flue sized to the opening — permitted through County PDS.

Outdoors

Outdoor fireplaces and fire pits

Block-core outdoor fireplaces and built-in fire pits faced in stone, placed to your fire district’s setbacks, with a spark arrester on any wood-burning chimney. Wood or gas — we build the masonry for either.

California’s Chimney Code, Applied in Fire Country

Section R1003.9.2 of the California Residential Code requires “all chimneys attached to any appliance or fireplace that burns solid fuel” to have an approved spark arrester: a screen equivalent to 19-gauge galvanized or 24-gauge stainless steel, with openings that won’t pass a ½-inch sphere but will pass a ⅜-inch one, and a net free area at least four times the flue outlet. Termination height (R1003.9) is the “3-2-10” rule — 3 feet above the roof, 2 feet above anything within 10 feet.

Below the cap, a rebuilt chimney in seismic country carries steel: four No. 4 bars for a chimney up to 40 inches wide, ¼-inch ties every 18 inches, and two steel straps tying it to at least four joists at each floor, ceiling or roof line more than 6 feet above grade (R1001.3–R1001.4). That steel is what holds a rebuilt chimney to the house when the ground moves.

County Permits and Fire-District Rules

New masonry fireplaces and chimney rebuilds go through County PDS for Jamul and Rancho San Diego; we prepare the drawings and book the inspections. Outdoor fire is a fire-district question. Jamul is protected by County Fire Station 36 on Peaceful Valley Ranch Road (County-owned, CAL FIRE-staffed); San Miguel Fire & Rescue covers other parts of Jamul. Neighbouring Alpine Fire Protection District applies the California Fire Code’s 25 feet to built-in fire pits and 15 feet to portable outdoor fireplaces — we confirm your own district’s numbers before design.

Close to the house the rules are tightening. County PDS 070 already requires any fence within 5 feet of a building to be noncombustible or approved fire-retardant. In August 2026 the State Board of Forestry adopted emergency “Zone 0” rules for the first 5 feet around homes — no firewood storage and no new combustible fencing there — which were awaiting state approval when we checked. Keep the woodpile out of that ring, and keep fire features well beyond it.

Chimneys & Fireplaces Questions

Does my Jamul chimney need a spark arrester?

Yes, if it serves a wood-burning fireplace or stove. The California Residential Code requires an approved spark arrester on every solid-fuel chimney, with openings that stop anything over ½ inch and a free area at least four times the flue outlet.

How far from the house does a fire pit have to be in Jamul?

It depends on your fire authority. Neighbouring Alpine Fire Protection District applies the California Fire Code’s 25 feet from structures and combustible material to built-in fire pits, and 15 feet to portable outdoor fireplaces. Jamul is served by County Fire (CAL FIRE) and, in places, San Miguel Fire & Rescue — we confirm your parcel’s rule before design.

My chimney is from the 1980s — does it need rebuilding?

Not necessarily. Many need only a new crown, cap and repointing at the top. If the top courses are loose or the chimney has cracked through, we rebuild it to current seismic rules with vertical steel, ties and anchorage to the framing.

Can I store firewood against the house?

Better not. The State Board of Forestry’s emergency Zone 0 rules, adopted in August 2026, bar firewood storage within 5 feet of homes they cover, and County rules already require noncombustible fencing in that ring. Keep the woodpile out past it.

Do I need a permit for a new fireplace in Jamul?

For a masonry fireplace or a chimney rebuild, yes — through County PDS. A gas fire pit may need only a plumbing permit for the gas line. We tell you which applies and handle the paperwork.

Is wood burning allowed in Jamul?

Indoor fireplaces, yes, built and maintained to code with a spark arrester on the chimney. Outdoor wood fires follow your fire district’s rules for setbacks and attendance, so we check those for your parcel before you choose wood or gas for an outdoor feature.

Are you licensed for chimney work?

Yes — California C-29 Masonry licence #979389 with a $25,000 bond. Verify it at cslb.ca.gov under “Check a License”.
