Crowns & caps
Crown repair and replacement
The concrete cap that sheds water off the top. Hairline cracks can be sealed; a crumbled or separated crown is formed and poured new, with a cap to keep rain and animals out of the flue.

Most Lemon Grove chimneys were built before California asked for steel in them. We repair crowns, flashing and mortar, rebuild cracked stacks with the reinforcing and anchorage today’s code requires, and build new indoor and outdoor fireplaces and fire pits — by a mason, not a sweep.

Chimneys in Lemon Grove, by the numbers
Lemon Grove’s houses are old by San Diego standards: 51.2% were built before 1970 (Census ACS 2020–24), and the City’s Safety Element says “much of Lemon Grove was developed prior to modern building seismic codes”. For a chimney, that usually means brick laid without vertical steel and never strapped to the framing — the details California’s Residential Code now requires in high seismic design categories.
No known active fault crosses the city; the Rose Canyon and Coronado Bank faults run about 14 miles west. That doesn’t make an unreinforced stack safe. After the magnitude 6.0 South Napa earthquake in 2014, FEMA teams found more than 100 damaged brick chimneys and warned that one rebuilt the way it was “will remain vulnerable”. And chimneys fail in ordinary use too: nearly half of reported residential heating fires (49.4%) are chimney or flue fires.

Repairs first, because that’s what most older Lemon Grove homes need. For the full background see our county-wide chimney repair and fireplace pages.
Crowns & caps
The concrete cap that sheds water off the top. Hairline cracks can be sealed; a crumbled or separated crown is formed and poured new, with a cap to keep rain and animals out of the flue.

Brick & mortar
Failed joints ground out and refilled in a mortar matched to the old brick — too hard a mortar on soft mid-century brick causes more spalling, not less — and broken units cut out and replaced.
Leaks
Step flashing with counter-flashing let into the mortar joints, replacing the smear of roofing tar that most leaks start under.
Seismic rebuilds
A cracked or loose stack taken down and rebuilt with four vertical bars, ties and straps into the framing — or, as FEMA recommends after Napa, rebuilt lighter above the firebox. Structural work, so it goes through the City’s permit counter.

Fireplaces
Dated brick refaced in stacked stone or fresh brick, hearths extended to code, or a new masonry fireplace on a 12-inch footing with a firebrick-lined box.

Outdoors
Block-core outdoor fireplaces faced in stone, and built-in fire pits, sited to the state fire code’s distances from the house before anything is poured.
Lemon Grove adopted the 2025 California Residential Code (Ordinance 473), and Chapter 10 is specific. In seismic design categories D0–D2, where most of San Diego County sits, a masonry chimney up to 40 inches wide gets four No. 4 vertical bars running its full height, horizontal ties at least every 18 inches, and steel straps anchoring it to the framing at each floor, ceiling or roof line more than 6 feet above grade.
It also has to clear the roof — 3 feet above where it passes through, and 2 feet higher than any part of the building within 10 feet — so it draws properly and throws sparks clear. A new fireplace sits on a footing at least 12 inches thick and 6 inches wider than the fireplace on every side.
Repointing, a new crown or new flashing is repair. A chimney rebuild, a new masonry fireplace or a structural outdoor fireplace is construction, and in Lemon Grove that means the Building Division at 3232 Main Street: in person, Monday to Thursday mornings, with plan sets and a review of at least 30 days. FEMA’s Napa advisory is blunt that rebuilding damaged chimneys always needs a building permit. Gas to a fireplace or fire pit adds a plumbing permit.
For fire outdoors, Lemon Grove adopts the 2025 California Fire Code, and Heartland Fire & Rescue serves the city. The code keeps an open recreational fire 25 feet from a structure or anything combustible, a portable outdoor fireplace 15 feet, and requires every fire to be constantly attended until it’s out. Only 49 acres of the city are in a mapped fire hazard zone, none Very High — but a fire pit beside a fence is a hazard on any street. San Diego’s air district doesn’t ban fireplaces or fire pits; heavy smoke can still be treated as a nuisance.
What we usually find on an older Lemon Grove chimney, and what each level of work fixes. An inspection decides which column you’re in.
| Repair | Rebuild above the roof | New or full rebuild | |
|---|---|---|---|
| Typical signs | Hairline crown cracks, a leak at the flashing, a few open joints | Loose or cracked brick above the roofline, a leaning stack | Cracked firebox or smoke chamber, or a new fireplace wanted |
| What’s done | Seal or pour the crown, repoint, re-flash, cap | Take down to sound masonry; rebuild reinforced and anchored, or lighter | Footing, firebox, flue and chimney to CRC Chapter 10 |
| Permit | Usually not | Building permit | Building permit |
| National cost guide | Crown repair $750–$1,000; tuckpointing $500–$2,500 | Partial or full rebuild $500–$4,000 | Masonry or prefab wood-burning $2,500–$30,000 |

Shaun checks the crown, flashing, mortar and brick, and whether the stack is moving. For the flue’s inside, a sweep’s camera (Level II) inspection is the right first step — the CSIA calls for one after an event likely to have caused damage, like an earthquake.

Plan sets to the City’s in-person counter and the 30-day review built into the schedule.
Roof and interior protected, debris lowered rather than dropped.
Repointing and crowns to match; rebuilds with vertical steel, ties and straps, new flashing and a cap.
Inspection where permitted, then a walk-through. NFPA advises having chimneys inspected every year.

Call (619) 581-2492If it predates modern seismic codes — and the City says much of Lemon Grove does — it probably has no vertical steel and no straps to the framing. No active fault crosses the city, but the Rose Canyon fault is about 14 miles west, and unreinforced chimneys crack from distant shaking. An inspection tells you whether it needs repair or a rebuild.
Routine repairs — repointing, a new crown, new flashing — usually don’t. Rebuilding the chimney, building a new masonry fireplace or a structural outdoor fireplace does: that’s a building permit through the in-person counter at City Hall, with a review of at least 30 days. Gas lines add a plumbing permit.
Under the California Fire Code, which Lemon Grove adopts, an open recreational fire must be at least 25 feet from a structure or combustible material, a portable outdoor fireplace 15 feet, and any fire has to be attended until it’s out. Built-in outdoor fireplaces are designed and permitted as structures.
Yes. The San Diego Air Pollution Control District doesn’t prohibit burning in fireplaces, fire pits, fire rings or chimineas. Excessive smoke or odour can still be treated as a nuisance, so burn dry, seasoned wood. New factory-built wood fireplaces must meet the EPA emission level California requires.
FEMA’s advice after the 2014 Napa earthquake was no: a damaged chimney rebuilt to its original condition “will remain vulnerable”. Rebuild it reinforced and anchored to today’s code, or lighter above the firebox — we’ll lay out both for your house.
No — Shaun is a mason. He does the structural side: crowns, brick, mortar, flashing and rebuilds. For cleaning and a camera inspection of the flue, a chimney sweep is the right call, and that inspection is a smart first step before major masonry work.
